Electrical installations deteriorate over time. Wiring ages, connections loosen, and regulations change — what was acceptable 20 years ago may now be considered a safety risk. Regular testing ensures your electrics remain safe and up to standard.
Recommended Testing Intervals
The IET Wiring Regulations (BS 7671) and industry bodies recommend the following:
| Property Type | Recommended Interval |
|---|---|
| Owner-occupied home | Every 10 years |
| Rented property | Every 5 years (legally required) |
| Change of occupancy | Before new occupant moves in |
| New build | On completion, then after 10 years |
| Swimming pool | Every 1 year |
| Commercial premises | Every 5 years |
What About Newly Purchased Properties?
If you are buying a home, commissioning an EICR before or shortly after purchase is highly recommended — even if the property has recently been tested. This gives you independent assurance and a baseline for future tests.
Signs You Should Have Your Electrics Tested Sooner
Do not wait for your next scheduled test if you notice any of the following:
- Flickering or dimming lights — can indicate a loose connection or overloaded circuit
- Burning smell from sockets or switches — potentially very serious, act immediately
- Tripping RCDs or MCBs — may indicate a fault or overloaded circuit
- Old-style round pin sockets or brown/black switches — signs of very outdated wiring
- Rubber or fabric-insulated cable — pre-1960s wiring that has likely deteriorated
- Property hasn't been tested in over 10 years — overdue regardless of age
What Does the Test Involve?
An EICR (Electrical Installation Condition Report) is the formal document produced after a periodic inspection. The electrician will test every circuit and produce a written report with observation codes. The whole process typically takes 3–4 hours for a standard house.
